Peak 16

Peak 16, a luxury apartment community located on North 16th and East Colter Streets in Phoenix, is one of VanTrust Real Estate's latest Valley projects. Designed by ORB Architecture, the four-story, wood-framed, podium deck development sits on nearly four acres and is slated to be finished in March 2018. Wespac Construction Inc., Phoenix, is the general contractor on the project. Once complete, VanTrust’s portfolio will include over 2,700 residential units across the country.

Western Specialty Contractors

Western Specialty Contractors - Dallas, Texas Branch recently completed a project to restore the brick facade of a historic, two-story former Chickasaw Nation boarding school in Lebanon, Oklahoma. Western crews also re-built the structure's interior and exterior brick walls and corners, and provided structural anchoring at the cracks. Constructed in 1854, the building, which was named the Burney Institute, was abandoned some time after 1910 and had fallen into disrepair.

The perforated metal screen – metaphorically called "the Shade" - was the driver for the scheme that transmogrified a collection of simple ordinary structures into a redefinition of the very language of religious architecture.

The Weitz Company completed construction Encore on First West, is a fixed income, age-restricted senior living residence located in downtown Mesa. The 44,000 square foot, 4-story building is wood framed on top of a concrete podium deck. There are six unique unit layouts for the 44 units. The building has accommodations for future solar panel system on the roof. With the Light Rail and Mesa Arts District a few blocks away, this urban style setting is in line with national senior living trends.

SanTan Pavilions

Valley-based, Capital Asset Management has teamed up with Nevada developers, Remington Nevada and Intercapital Development on the purchase of prime land right in the heart of Gilbert, Arizona’s retail corridor. The 32.9-acre site will be home to a new retail development called SanTan Pavilions. At approximately 275,000-square-feet, the planned power center will consist of national retail anchors, restaurants, boutiques, and unique eateries. Phase one is expected to break ground in Q1 of 2017.

Mission at Agua Fria

Chicago-based general contractor Lamp Incorporated, along with Sletten Companies, recently broke ground on a state-of the-art senior living and memory care community in Peoria, Arizona. The project called Mission at Agua Fria will span 7.2 acres and feature 49 assisted living and 41 memory care private residences for rent. The Mission at Agua Fria will take about 12 months to construct. Owners say the site at 107th Ave. and Olive is perfect, as it is right across the street from Sun City.

Nevada developers Remington Nevada and Intercapital Development have teamed up with locally-based Capital Asset Management to purchase a 32.9-acre site located at Williams Field Rd. and SanTan Pkwy. in Gilbert, AZ. The site, cash purchased for $13,613,437, will be home to a new retail development, called SanTan Pavilions. The project includes expansion of a central plant and installation of a new 625-ton chiller.

The project already was recognized with a Design Award by AIA Arizona in the “Unbuilt Award” category, and described by the judging panel as “aspirational.”

One of the first of its kind in the nation, Phoenix Union High School District's new Bioscience High School recently opened in downtown Phoenix.

The school's tilt-up panels are embedded with shapes depicting the evolution of life from single-cell organisms to invertebrates and mammals. The designers created a styrofoam form of the fossil based on CAD drawings. Once the concrete was set, workers painstakingly drilled out the form to reveal the design.

Global Water Center

The Global Water Center is unique in that it will be used as an educational tool for the public regarding sustainability and not just the operational headquarters for Global Water's Palo Verde Utilities Company and Santa Cruz Water Company. This LEED® Silver certified design/build project is a show case for water reclamation and reuse and utilizes a number of sustainable elements. These include: upgraded landscaping and a walkway from the board room to the plant treatment area, using only non–potable water for all irrigation and flushing toilets, recycled building materials throughout the facility, natural lighting and high efficiency heating and air–conditioning. The main office building will serve both office operations and their retail service operations. The other structure houses maintenance and warehouse operations. Tempe Transportation Center

The Tempe Transportation Center is a LEED® Silver registered, mixed-use facility built for the City of Tempe. Our LEED® strategies utilized on the project include a "green" roof, gray water treatment, low-flow fixtures, photovoltaic solar collection, recycled acoustical ceiling tiles and wheat grass millwork. The 40,000 square foot, three-story structure includes a large plaza with 15 bus bays and shelters that will serve the new METRO light rail and local and regional bus patrons. The new Bioscience High School responds to the Phoenix Union High School District’s unique program that emphasizes collaboration, team teaching, and independent learning. Student areas contain a fixed desk space for each student in a studio setting with breakout spaces to encourage collaboration. These areas are adjacent to teacher workrooms to encourage spontaneous collaboration. The building contains flexible teaching spaces created through the use of rolling makerboards and sound masking systems. The spaces can accommodate small groups of 4-6 or larger groups of 60 or more.

The lobby of Orcutt | Winslow's new offices welcomes guests with a beautiful view of a café to relax, and an art gallery where local artists display their work. The 16th floor was designed to incorporate all of the functions of Administration, Marketing, IT, conferencing, and lounge/break area. These functions were designed on the lower floor with an open connection to the 17th floor to allow the design staff to be all on one floor, creating an environment of collaboration that inspires creativity.

Phase I of the new south campus for Central Christian Church of the East Valley encompasses a 30-acre portion of the site with four buildings including a 1,200 person capacity student and sports center serving as the worship center until a future phase final phase, elementary education building, nursery/preschool, administrative offices and assembly space. A two-tier shaded courtyard will allow the congregation to meet collectively for fellowship dinners while overlooking date palm and fountains.

The hospitality space was inspired by a long gone, venerated Las Vegas landmark and an unobstructed 180° view of the legendary Las Vegas Strip. This highly desirable 2,500 sq.ft. entertainment venue atop the hotel’s tower is designed for events such as a hip cocktail party, an executive business meeting, or an elegant reception. The doors open to a dramatic entry with stunning crystal chandelier hung above a luscious, oversized, orange velvet ottoman. Original artwork by Leroy Neiman is prominently displayed. Spanish Trail Golf & Country Club

Crisci Builders completed interior reconstruction of the Spanish Trail Clubhouse. The 35,277-square-foot clubhouse remodeling at 5050 Spanish Trail Lane inside the gated community included a new bar, dining, kitchen, locker room and pro-shop areas, as well as coffered ceilings and custom finishes. The project was built in phases to allow the facility to remain open during construction. This is the third remodeling of the clubhouse since its opening in 1986.

The light panels consist of light-emitting diodes (LEDs), which are low-voltage and made with non-ferrous material, and were specifically made-to-order for Las Vegas Radiology. LED light panels are ideal for MRI rooms because they do not affect the machine’s magnetic field and will not distort the images produced. Construction was completed in March 2008.

University of Phoenix Riverpoint Center

Riverpoint Center is located at I-10 & 32nd Street in Phoenix, Arizona. The University of Phoenix on-line campus and corporate headquarters building design was meant to be uniquely regional in the response to the desert southwest incorporating natural materials of stone, copper, glass, concrete and steel. The goal was to control the sun and maximize the daylight back into the building. The buildings were elongated along the east/west axis maximizing the north and south exposures, providing natural daylight into the open office spaces to help reduce energy consumption and provide for a healthier work environment. Each building façade was designed to respond to its own exposure: shading on the west and east side is provided by narrow, deep set windows; horizontal metal shade fins were utilized on the southern exposure to control the harsh southern light. An under floor air distribution system was utilized to allow for better environmental control of each work space while reducing energy costs. Indirect lighting was utilized throughout the open office system creating a better working environment. This system reduces glare, is cost efficient and reduces the number of light fixtures required. Water was introduced at the lower level exterior dining area in combination with groves of trees to create a cooler microclimate and to help mitigate the adjacent freeway noise. The Apollo Group is a technology driven company and the design of these buildings reflect this technology.

Griffin Farwest was contacted to provide pumps and backup for what was believed to be peak flow. As it later turned out peak flow was miscalculated by the customer and it was necessary to increase the number of pumping units. Griffin added additional pumps to handle the flow without disrupting the project. When unforeseen circumstances arise Griffin does what is needed to get the job done.

Phoenix Convention Center

The $600 million expansion of the Phoenix Convention Center provides a spacious, high-tech and client-friendly facility with approximately 900,000 square feet of meeting and exhibition space, and more than 2 million square feet total. To enable Phoenix to host convention business during construction, the expansion was planned in three phases. In Phase II, the existing North convention center was demolished and replaced with a new, four-level building which opened in 2008. The buildings will connect underground to form one contiguous exhibition hall of more than 300,000 square feet running under Third Street. The project additionally connects above street level with a sky bridge overlooking Third Street. The project will host visitors for the U.S. Green Building Council’s Greenbuild Expo in 2009.

This project consists of a six-story, plus basement, mixed-use (office and research lab) building, providing a total of 267,000 square feet. Along the southern edge, and wrapping a portion of the east and west elevations, a second skin consisting of over 2,000 operable, sun-tracking louvers is used to control the solar heat gain into the building, reducing the air conditioning requirements, as well as controlling glare. The Adelson Middle and Upper Schools are a 146,000-square-foot addition to the existing Hebrew Academy. Its new facilities include 35 classrooms; six science labs; a research library and technology center; a performing arts theater with instrumental music rooms; indoor and outdoor art studios; a kosher dining facility; indoor and outdoor commons areas; and a sports and fitness center with an indoor, competition-size pool, an indoor leisure pool with zero-depth entry for younger students, two indoor basketball courts, indoor running track, volleyball court, fencing area, outdoor tennis courts and a soccer field.

The beauty and serenity of the Sedona red rocks coupled with the vision of creating an exemplary learning environment has provided a unique opportunity for a comprehensive redevelopment of the West Sedona School campus. The campus masterplanning effort is in response to the Sedona-Oak Creek Unified School District’s bond program that provides for the redevelopment of each of the campuses. In addition to being exemplary learning environments, which speak to the changing technology, the district also has a goal of achieving net zero increase in utilities. West Sedona School is a K-8 school catering to 550 students. The redevelopment is focusing on unifying the campus style buildings with a distinctive identity. Similar to the magic of the red rocks, which transform you emotionally and spiritually, the school design is inviting, inspiring and educationally stimulating. With the help of administration, staff, students and the community, the masterplan specifically addressed issues of the students, parents and traffic flow. The campus is a 200-acre site that has individual buildings by grades. The new building replacement includes a multi- purpose/administration building of approximately 11,700 SF, K-2nd grade classroom building of approximately 15,180 SF and 3rd – 5th grade classroom building of approximately 23,200 SF. The new additions to the campus are built with masonry and wood roof framing, emphasizing the roof forms which mimic the adjoining mountains. Special attention is paid to ensure that every classroom has a minimum of 2% daylight. Although the campus is not going to pursue LEED certification, the design includes an integrated environmental design approach with an emphasis on creating healthy indoor learning environments through the use of recycled materials, formaldehyde free cabinets and zero VOC paints. The building design also includes water conservation and energy conservation strategies to become a teaching tool for sustainability. A key element of the design is the integration of photovoltaics into the project that will be monitored by the students as a part of their science project.

The concept of the new construction of the approximate 25,500 SF Mariposa Hall expansion is to create spaces that educate and inspire individuals to think critically about ones environment. The core-group goals of creating collective learning spaces, outdoor learning environments, integrating art and learning, having a new high-tech image while respecting the character of the existing campus and producing an environmentally-responsible building (under LEED Silver certification) were all critical to the design impetus. Site planning and landscape design for Mariposa Hall play an integral role in both the future master planning of EMCC and the expansion of learning opportunities. Siting Mariposa Hall as a campus node affords the opportunity to extend a future mall alignment while maintaining connection to the existing campus circulation system. The masterplan vision enabled the college to set a sustainable vision for the entire campus. Exemplary learning and work environments are achieved through healthy environments. Several attainable LEED goals were selected in order to help create healthy exemplary environments for all who may interface with these buildings. Many of these goals will also contribute to the energy efficiency, and long-term flexible use for the buildings, creating a facility that is healthy and adaptable.

Phoenix Children’s Hospital's new 6,000 SF Specialty and Urgent Care Center was designed to bring world-class pediatric care closer to patients and families in the Northwest Valley in an environment that is meant specifically for children. The prototype satellite Specialty and Urgent Care Center houses some of the most updated technology and services exclusively for pediatric care. A simple and efficient design concept was the result of substantial user interaction and brainstorming. Spaces were strategically planned without compromising adjacencies or convenience, to incorporate a program that included waiting areas, registration, triage, nurse station, 10 exam rooms, treatment room, digital radiology room, staff lounge, offices and support functions. Specialty services include: Endocrinology, Gastroenterology, Nephrology, Neurology, Orthopaedics, Pulmonology, Radiology, and Speech Therapy.

The new JCL Breast Care Center’s goal was to create a state of the art, patient-centered, spa-like experience for both men and women alike. The entry emulates a hotel lobby with a large glass chandelier, clean-lined furniture and alpaca textiles. A white carved floral feature wall elegantly displays the facility name behind a curved chocolate wood front desk with glowing pink 3form transaction tops and marble mosaic tiles. The lighting is subdued and flexible, creating a comfortable and relaxing atmosphere. The patient is escorted back to dressing rooms containing their own personal corner sink, waffle-weave robe and double sided lockers. There is a comfortable, upholstered built-in bench for seating and velvet draperies for privacy. A glass sconce provides subtle lighting to ease stress. Wallcovering lines the walls in a soft paisley pattern. The carpeting gives a boutique feel with its plush chocolate, carmel and hot pink stripes. The waiting areas are divided into a Screening and Diagnostic Lounge. Velvet draperies with pink tassel tie-backs frame the entry, creating a more intimate space. Each one displays beautiful, peaceful artwork. Bottled water is offered in glass undercounter refrigerators. Top-down translucent honeycomb shades accentuate the beautiful blue sky, blocking the shopping center next door. Attention was paid to every detail. The restrooms have decorative grab bars to meet ADA requirements without feeling institutional. Hands-free Kohler Purist faucets are provided for a clean, minimalist look. John C. Lincoln Deer Valley Fourth Floor Ortho Unit

Patient Safety, Circulation and Overall Efficiency became the top design goals for John C. Lincoln Deer Valley’s buildout of the existing fourth floor in the hospital’s 2005 tower expansion into a consolidated Orthopedic unit. Architects evaluated the existing Med Surg and ICU Units (floors 2 and 3) to coordinate adjacencies, efficiencies and future flexibility through extensive input from all users and administration. Results centered around the answers to what was going “right,” what “not to do” “wish lists” and implementation of new innovation. Evidence Based Design research was integrated into the new unit and improved the layout by replicating the design of the Med Surg floor at the patient room area, and the layout of staff and circulation at the core area of the ICU to provide efficient circulation and improved work space, additional storage and reduction of travel distances to spaces used most often.

The Center was designed around the rich colors of nature. Strong contrasts of espresso wood and buttery venetian plaster provide the look of a modern living room. Glass mosaic tiles greet each guest at the front of the reception desk. A planter of sculptural flowers lines the feature wall that announces the facility name. Brightly colored artwork brings life to the soft neutral walls while glass-looped chandeliers create an illuminated pattern with their reflection. The transition back to the Pre-Op area is a stressful walk for most patients. Therefore, this corridor was paid special attention with its design of embossed soft golden green venetian plaster and decorative art planters. The glass-looped chandeliers light the path gently with their sparkly dangling loops. Pre-Op’s casework has the same language in its design as the front desk. The floors are a wood-looking sheet vinyl providing both warmth and easy maintenance. The cubicle curtains have a two-toned organic pattern, bringing a visual of nature into the space. The OR is typically looked at as a functional, back-of-house area, but our client felt differently. This space is the office of their finest physicians and the patient also experiences this environment, as most are escorted back on foot. Therefore, we incorporated a tone-on-tone mural into each of the four ORs and Procedure Room, each room having a different design.

The floors are a wood-looking sheet vinyl providing both warmth and easy maintenance. The cubicle curtains have a two-toned organic pattern, bringing a visual of nature into the space. The OR is typically looked at as a functional, back-of-house area, but our client felt differently. This space is the office of their finest physicians and the patient also experiences this environment, as most are escorted back on foot. Therefore, we incorporated a tone-on-tone mural into each of the four ORs and Procedure Room, each room having a different design.

James Learning Center at the Highlands Center for Natural History - Landscape

An 11-acre Prescott National Forest special-use parcel is the campus for this Prescott-based environmental-education organization. T. Barnabas Kane & Associates created a site plan and landscape design to incorporate an amphitheater, parking lot, restrooms and the 4,300-square-foot James Learning Center, certified LEED Gold. The design works in tandem with the building to reach heating and cooling and exceptional water-efficiency goals. The rainwater harvesting system integrates building and hardscape run-off, creating high-value, self-irrigated habitat. Plantings were designed to maximize daylighting options. The landscape design links the arboretum, National Forest trail system, a waste-management wetland, and water collection systems that feed drought-resistant, salvaged native plantings. Local artists also created lighting, fencing, and public sculptures for the project, as well as custom rainwater collection equipment that doubles as sculpture.

Yavapai Regional Medical Center - Landscape

Yavapai Regional Medical Center East, the 50-bed, state-of-the-art sister facility of the Yavapai Regional Medical Center in Prescott, opened in May 2006. Located on 37 acres, the project incorporates design elements that emphasize the hospital’s mission of creating a “total healing environment.” The project is located on an exposed site continuously buffeted by high winds, an environmental factor that presented our biggest challenge. T. Barnabas Kane & Associates used vertical hardscape elements such as stone monoliths and steel panels by a local sculptor to serve as protective windbreaks. The plant palette focused on primarily native, extremely well-adapted species. Outdoor waiting room gardens at the front and side entries were developed using contrasting geometry and decorative metal panels to organize space.

Northern Arizona University Applied Research & Development Building -- Landscape

A gateway to Northern Arizona University’s scenic mountain campus, the Applied Research and Development Facility is part of the school’s interdisciplinary Center for Sustainable Environments. Among design goals are creation of an architectural landmark and achievement of LEED platinum-level certification. Landscape Architects T. Barnabas Kane & Associates teamed with design architects Hopkins of London and Tucson-based Wald- Hopkins Architects to develop a site plan and landscape design to unify building systems and create habitat. The plan was organized around a municipal on-campus basin, a potential constraint fund asset, to help meet the project goal of reducing water consumption by 60 percent. By using site-excavated limestone, organizing run-off into planted bioswales and specifying plantings for an interior atrium and green roof, the design effectively manages water in the arid and cold Flagstaff climate. We used collected rainwater and gray water to irrigate the required lawn. Planting themes ranged from native Ponderosa Pine and “montane” restorations to screen off an adjacent shopping center loading dock, to native and well-adapted exotic plants that will fit existing campus themes at the street frontage.

Kieckhefer Strolling Garden at the Margaret T. Morris Center for

The Margaret T. Morris Center is an assisted-living facility serving people with Alzheimer’s disease and other memory-loss disorders. It emphasizes dignity and encourages residents and their families to engage life. The client wanted to provide a safe, tranquil place for residents and families to interact with nature, exercise the mind, and soothe the spirit. Landscape Architects T. Barnabas Kane & Associates added a handicapped access-way to the existing garden path to simplify circulation and loop back to the patio, which we doubled, covered with an open lattice sunshade, and edged with planters. We added hands-on play areas, engaging artwork, and several secluded gathering places, including shaded gazebos and a council ring. As residents travel the meandering walkways, their senses are stimulated by a series of garden features. They’re accompanied by sounds of falling water, rustling leaves, and bird song. Sculptures by local artists nest among colorful native plants. Hummingbirds and butterflies cavort in fragrant pollinator gardens. Fish feed in the koi pond. Residents garden in the raised beds and play in the sand planters, hand painted by residents under the guidance of a local artist. As the garden matures, residents want to be outdoors more, an inspirational testimony to our accomplishment. Winner, 2007 American Horticultural Therapy Association Garden Design Award

The 770,000-gallon reinforced shotcrete pool is equipped with epoxy/acrylic deck coating. Although the university does not currently have water polo as a NCAA sport, the facility has been designed to accommodate this growth, improving the Rebel's future sporting programs. The project included demolition of the 30-year-old, 500,000-gallon aluminum pool, which began March 21, 2009. Counsilman-Hunsaker, a full-service engineer, planning and design firm, provided aquatic design consultation for the $4.4 million design/build project.

The shell space was created as part of the new patient South Tower and is adjacent to the existing surgery and PACU space. The new operating rooms are universal and larger to accommodate many different types of surgery. The newly renovated PACU space is larger and modernized where patients are prepped for surgery and can recover in the same space. Projects were completed next to the existing surgery suite without interruption to normal business operations.

The expansion, which began construction only 18 months ago, adds 215 new luxury hotel rooms, along with a conference center that can accommodate up to 2,000 people. The addition also brings a new fine-dining steakhouse that can accommodate up to 100, an international buffet with seating up to 250, an elaborate lobby lounge and bar, a full spa and outdoor pool with sundeck, exercise facilities, a warehouse and a four-level covered parking structure for 1,100 vehicles.

Representing SIKON's second project for Student Suites and ninth Texas project in the past year, the general contractor and construction manager in August completed Florida Keys Community College's new $4.8 million Student Housing Facility in Key West. Wiley College served as the basis of the 2007 movie "The Great Debaters" starring Denzel Washington, and also received distinction as the first "Thinkpad College" west of the Mississippi. 75th & Peoria Shopping Center, new ownership, renamed Santana Village Crossing and property improvements doubles occupancy Peoria, Ariz.— Capital Asset Management (CAM), Phoenix, teamed up with Cottonwood Equity, LLC, based in Salt Lake City, to purchase the 59,839 sq-ft 75th & Peoria Shopping Center located at the southwest corner of Peoria and 75th Ave. With this purchase, CAM and Cottonwood Equity will focus their efforts over the next six months on a considerable rebrand of the well-trafficked center. “With new ownership comes new energy and this begins with renaming the center Santana Village Crossing and will continue with property improvements that will drive significant value to our tenants,” said, Rachelle Strole, owner of Capital Asset Management. Among the immediate improvements slated for the neighborhood center will be new monument signage to bring better traffic visibility for the tenants, and tenant leasing efforts to strike an ideal balance of tenant mix. Originally acquired by the seller, Western Alliance Bank, the shopping center sits directly adjacent to the new 224-unit ground-up apartment community called Santana Village. Built in 1997, the project is less than two miles from the 101 Loop Freeway and Glendale Community College. Prior to closing, the property was desolate with a 26.5% occupancy. Immediately following the closing, the new ownership announced two new leases, an added 16,487 sq-ft, raising the occupancy level to over 54% at the center. The listing brokerage team on the $2.1 million transaction were Jason Hersker, Stephen Herman, Scott Smith and Rachael Cisco all with CAM. “Our partnership brings a unique mix of experience that emphasizes long term value and we look forward to another successful venture” says Eric Sorenson, managing member of Cottonwood Equity.
