The Urey Hall design-build project at UC San Diego includes the renovation of two existing Quantitative Biology (qBio) labs on the 6th floor of Urey Hall. Level 10 Construction’s work for the 2,017-sq.-ft. area included new interior partitions and finishes, along with new interior and exterior doors. The project also includes lighting, electrical and HVAC upgrades.

HNTB

The HNTB-designed Sixth Street Viaduct Replacement Project is the largest bridge project in the history of Los Angeles and is being led by the City of Los Angeles Bureau of Engineering. When complete, the new signature bridge will serve as a unique addition to L.A.’s skyline and Los Angeles. HNTB was selected by the City of Los Angeles to deliver final design and construction support for the project. Completion is expected in 2019.

Salvaged iconic arch is being removed to be used in new HNTB-designed replacement Sixth Street Viaduct linking Boyle Heights and Downtown Los Angeles. Since February 2016, nearly 2,000 feet of the original viaduct has been torn down, bringing the demolition phase to 50 percent completion. “We are excited to see the progress being made on this transformative project that will ultimately become L.A.’s newest architectural centerpiece,” said Terence Pao, PE, HNTB project manager.

Level 10 Construction has completed the core and shell construction of its $180 million Moffett Gateway project, a development that includes two seven-story office towers, a parking structure with a green roof, and a fitness center. The 15.5-acre Moffett Gateway project contains 612,000 sq. ft. of Class A office space with views of the Santa Cruz Mountains and Silicon Valley.

800 North Harper

800 North Harper in West Hollywood, CA was designed by Apel Design, Inc. a Los Angeles based boutique architecture studio. The duplex is a modern expressed structure, focusing on simplification of form with sharp lines and edges accenting the flow throughout the house. Apel used sophisticated architectural elements and concepts throughout the house, made good use of the direction of available light and oversized window openings to bring exterior aspects into the interior. The building’s two units each benefit from their own patio and waterfall that makes the somewhat small quarters a retreat. On the outside of the house, Apel used muted grays, but designed various patterns which gives the exterior decorative details and depth. Continuing with the outside color scheme, Apel used gray toned concrete slab flooring throughout the house. As a contrast to the outside design, the interior of the house has a feeling of a place you would want to get away to for the weekend or more. Apel used rich materials such as steel and deep dark woods, with large windows and skylights to give the space some warmth. The second story loft overlooking the very modern living room and entrance to the patio, makes the living space seem much bigger than it is.

California sewer bypass job (infrastructure project)

Griffin Dewatering Farwest, was contacted by Mike Bubalo Construction to bypass a 30” sewer line. The equipment was sized for a peak flow rate of 24 million gallons per day (16,667 gallons per minute) and consisted of 4 primary pumps and 2 standby pumps. The discharge piping of a discharge manifold with isolation values and 1000 LF of HDPE pipe. The pump system should only run about 8 hours during which time they will make a connection to reverse the flow direction. The project was located in southern California.

This photo was taken on a recent job in San Diego, California, for the CMAC Company who were making repairs to a Navy fuel pipeline, this view is of a typical Griffin deep well and collection line hookup, clearly shows the well head and swing hose hooked in to a tee in the collection pipe. Deepwell dewatering systems can lower the groundwater table to a considerable depth (up to 100 feet deep and more). A submersible pump is installed at the bottom of the well. The water is raised from the well by the electric submersible, which generates a high head corresponding to the depth of the well.

El Cajon Public Safety Center Excavation and Dewatering System

This construction project is located in the County of San Diego for the city of El Cajon. The dewatering system on this excavation consists of a dewatering system installed around the perimeter of this excavation made up with a series of electric submersible pumps installed inside of wellscreen by Griffin Dewatering Farwest. When complete the Public Safety Center will be a five-story state-of-the-art facility comprised of a joint police/fire Emergency Operations Center, community meeting room, a modern communications center, a short-term custody facility, and an indoor firing range with parking integrated on three levels. Ledcor Construction, Inc. is the General Contractor on this project.

A Griffin 8" Hydraulic Driven Submersible Material Handling Pump unwatering a lake in Orange County

Griffin was contacted by the Orange County Water District (OCWD) to unwater a lake when the submersible pump station (the structure in background) failed, at the Santiago Pits Recharge System in Orange County California. The pump uses environmentally friendly biodegradable hydraulic oil and is capable of pumping 1,490 gallons per minute.

High pressure, high volume pumps for testing of US Military equipment in California

Griffin has a variety of pumps and equipment to meet most any need, whether it be simple or complex. Griffin Farwest located in southern California was contacted by the US military to provide high pressure, high volume pumps for testing of equipment. To meet the requirement, Griffin provided two 325 HP split case pumps, each with the capacity of over 5,000 gallons per minute and pressure of up to 150 PSI. The testing was performed without any problems or delays.

A below grade mixing vault on a project in Southern California

Griffin installed a multitude of deepwells along the alignment of the proposed railway connecting the Port of Los Angeles to downtown Los Angeles to allow for construction. The discharge from the deep wells was pumped via large diameter High Density Polyethylene Pipe (HDPE) to a below grade mixing vault (shown in picture), where a neutralizing agent was introduced to the ground water as the quality of the groundwater was not allowed to discharge to the designated receiving area without this treatment.

The Sutter Community Garage houses 1,110 parking spaces within the nine level precast concrete structure. In addition to the parking facility, CPC integrated 9,000 square feet of retail space that is available at street level in an attached one-story structure. The retail portion’s brick façade integrates the building into the surrounding campus. The garage is fit to serve not only the staff, patients, and visitors of the neighboring Sutter Medical Center, but also will accommodate parking for local businesses, restaurants, and can be facilitated as extra parking for the nearby Children’s Theatre of California and for neighboring churches.

The Charles Drew University Parking Structure was designed and constructed by the CPC & HBParkco Design-Build Team. The parking building was designed for this private University in downtown Los Angeles. It is 106,630 SF, 371 spaces, and 3.5 levels. The Design-Build Team was able to eliminate any inconveniences to accessible users by locating all of the accessible parking spaces on one level and next to one another. In order to stay within a tight budget, this parking building was given a touch of school spirit by incorporating the University’s logo on the facade.

CPC is the Architect of Record and part of our analysis was to identify a peak capacity scenario and make sure the volume of the street(s) access was adequate. We were able to identify two clear access locations and eliminate a third one that would have required an expensive vehicular bridge.

The Biola University Parking Facility #1 was designed and constructed by the CPC/HBParkco/F&W team. Before the design process began, the University was faced with the dilemma of needing both more parking on campus as well as a new soccer field to improve athletic appeal. Through collaboration, the Design-Build Team innovated a soccer field and running track designed over the top level of the parking facility. The final concept enhanced the site by adding surface parking over the existing soccer field. The existing higher elevation difference between the gym and existing soccer field, were used to the advantage of the project by allowing the pedestrian level of the gym and athletic field to be the same. This is the first multi-level parking facility for the campus.

The Los Angeles Trade Tech College Parking Facility is located on Olive Street on the eastern boundary of the campus. It provides 807 parking spaces in 6 levels for students and faculty. CPC broke new ground with LACCD by being the first successful Architect of Record to provide a Design/Build parking facility through the Division of the State Architect. CPC as the AOR, worked through and with the Design/Build contractual obligations while remaining accountable to DSA and procedural needs of LACCD. CPC is proud to have served as a pioneer for the Design/Build process delivering the project on time for the Fall Semester. With “lessons learned” we know that our experience as the AOR for the Design/Build team brings insight and value to the District. The LATTC parking facility is a cast in place post tensioned concrete structure with a hybrid concrete moment frame and shear wall design for the lateral restraint. The façade is a combination of integral color precast spandrel panels and aluminum vertical fenestration

This is a four-story building combining UCSD’s self-supporting catering program and the Housing & Dining Services administration offices into one new facility. The steel and concrete slab-on-grade structure contains an approximate 8,000-square-foot catering kitchen, lobby and break room on the first level. Office space for the Housing & Dining administrative support is located on the remaining floors, as well as an event space and terrace located on the fourth floor. LEED features include community connectivity, water efficient landscaping, optimizing energy performance including enhanced commissioning of mechanical and electrical systems, low-emitting materials, daylighting and views as well as a Green Operations and Maintenance Plan including green housekeeping.

The project includes two components: 1) the design of a new 9,250 SF “social hall” to be added to the campus for the Walter D. Ehlers Senior and Community Center and 2) the addition of a new entry canopy and bus-pick-up/drop-off access drive for the existing Senior Center Building. The primary space in the new social hall is the 6,000 SF multi-purpose room with a raised platform/stage featuring full audio-visual capability including a large projection screen and overhead projector. The room is designed to accommodate up to 370 people in a banquet table arrangement and 630 people in a theater style sitting arrangement. A small catering kitchen designed to service banquets and special events held in the social hall. For smaller functions, the large room can be subdivided into smaller activity rooms by an electronically controlled moveable partition.

Developed through a seven month programming and planning process with a specially selected Design Task Force, this 13,250 square foot addition to the existing Norman P. Murray Senior and Community Center is planned to accommodate the needs of senior citizen activities and community groups, including the cultural and performing arts. Distinguished by a 5,500 square foot multi-purpose main event room with a 1,200 square foot stage area and adjacent catering kitchen, the new addition provides additional meeting rooms for a variety of programs and activities. The proposed addition creates a secondary entry oriented to a new parking lot and provides for pedestrian connections to the adjacent park, running/biking trails and soccer fields.

The building and space program for this 36, 500 SF senior center was developed through a four month programming and planning process with the administration staff, the out-source program directors, the seniors and the Friend’s of Oasis. Designed on the existing five acre site, the new facility increases the useable area of the existing center by 12, 500 SF and increases the parking by 60 spaces. The new center is planned as a “campus” of individual buildings organized around a central outdoor courtyard. Each building houses educational classrooms, arts and crafts programs, health and fitness activities, social and assembly functions and administrative offices. The architecture utilizes sloped roofs, wood trusses and beams, large windows and a combination of wood siding, fossil stone and plaster to relate to the surrounding residential neighborhood and create a contemporary environment with a traditional feel.

The site is organized into public, administrative and academic zones, and is fully accessible. The public section is sited along Road 20 adjacent to the future play fields. At the opposite end is the multi-purpose building, located at the corner of the site and visible as you approach the school from the east along El Portal Drive. The main entry of the school includes a public plaza located adjacent to the administration and multi-purpose building. A covered veranda along the main quad connects administration, community/after school programs, library, and gymnasium. A covered patio provides access to the school’s multipurpose/performing arts/café and music room. The academic section of the new school contains three identical two-story buildings located along San Pablo Creek on the quiet side of the site. They each include an open courtyard that leads to the school’s main quad which is shared by the entire school, allowing each building to become a small school and form its own community. The new campus has three two-story classroom buildings, administration offices, library, gymnasium complex, multipurpose/ cafeteria building, and media center building. New fields will be constructed on the site of the former school buildings after students are moved into the new school. Seismically safe, state-of-the-art buildings will replace all of the existing buildings. All utilities (electrical, plumbing, mechanical, fire alarm, data, phone, and security systems) meet contemporary and future technology challenges.

Therefore, new visually attractive fences made of cedar and galvanized sheet metal replaced the existing chainlink fence and the surrounding areas were landscaped with drought tolerant plants.

The 88,000 sq. ft. Math and Science Building will serve as the college’s new flagship laboratory building. The complex includes two buildings. The first building, the instructional research building, which is the largest building on campus, includes classrooms and labs for physical sciences, life sciences, and mathematics, as well as college spaces consisting of large lecture halls. The second building includes the dental hygiene department on its first floor and faculty offices on the second floor. This location provides easy access from adjacent parking and the ability to co-locate offices. In the interest of sustainability, this building is located to provide the best solar orientation, with the long building facades facing north and south.This project is seeking a LEED-Silver certification rating.

Phased construction was required to keep portions of the existing 3-building, 50-year-old private athletic club in operation while a new main clubhouse, locker rooms, dining area, kitchen, ballroom and offices for staff were added. Pool area received a new equipment room, skimmers, filters, drains, lights, plaster, tile, coping, deck, fixtures, MEP and finishes. This project incorporated "green practices" throughout.

Adjoining the medical building is a 2-story parking structure, occupying 70 cars. The parking structure is also constructed as pour-in-place, and sitting on 37 caissons approximately 60 feet deep. The building's poured-in-place walls give the entire project a unique concrete finish and look.

Replacement of an existing Safeway with a 104,000 sq.ft. ground-up store featuring a mezzanine and rooftop parking. In addition, a new two-story building with 12,428 sq.ft. of ground floor retail space and 5,460 sq.ft. of office on the second floor was constructed adjacent to the new grocery store; complete with a roof garden and parking deck. The existing Safeway and Walgreens buildings located on the 16 acre site were demolished as part of the scope, and a former Wells Fargo Bank was remodeled for a future tenant. Sitework, parking lot modifications, utilities, infrastructure and off-site improvements were included. The project incorporated a “green” roof on one of the buildings, recycled/regional materials and recycled construction waste.

A multi-phased project requiring the demolition of an existing Harley-Davidson shop, related off-site and on-site work to an additional two acres of land acquired from the city and removal of the existing 134,000 sq.ft. warehouse. Segmented retaining walls, perimeter CMU screen walls, a wood framed sound wall and the procurement of a building pad took place prior to the demolition and expansion. The existing warehouse closed after the busy holiday season and was replaced with a ground-up 149,500 sq.ft. Costco and gas station spanning over 17.5 acres. This project resided in a highly sensitive area; which required on-going noise and dust abatement, as well as the management and enforcement of a detailed traffic management plan to minimize the impact to the local shopping centers and neighborhood. Roughly 30,000 cu.yards was imported to construct the new building.

Most of the interior was delivered as "unfinished space" with utilities stubbed in for future tenants. The exterior features a smooth stonework and plaster finish, an abundance of windows and glass doors, five patios on the first floor, three balconies on the second floor, aluminum sunshades and a concrete tile roof with copper gutters/downspouts. Situated on a beautifully landscaped site with ample parking and concrete pavers.

Gokturk Arketip Housing Project

The Archetype project holds different measurements than the other three projects designed at the same time in the area of Göktürk. Among the factors which affected the massive development and settlement of the project are; the few number of floors which the surrounding buildings held, the proximity to the forest at the southern end, the requirement to utilize areas underneath the roof, and the owner’s wishes regarding flat dimensions. Other influences on the design consist of tensions between private vs. public spaces, pedestrian vs. vehicular areas, the performance over time of main building and landscape materials, as well as the optimization of the general expenses during the time of usage. A linear plan, composed of a shared main entry, service and wet areas inside flats, hallways, main areas, and terraces, is placed on a regular structure, and is repeated at each different flat type, making maximum use of natural light. Such an order also makes possible varieties of flats which might come about during the time of construction. The middle areas of the apartment buildings which lie on the east-west axis are loosened and detached, creating deep voids which provide attractive public spaces on the north-south axis, and form a relationship with the social facility located below the ground level. The voids between the building blocks form private gardens. Such detachments also create terraces to be utilized at the upper levels. The main façade materials include natural stone, wood, and concrete, which are materials that age well with time. The private gardens at the ground level are replaced with large terraces at the upper levels. The mobile screens that surround these terraces provide protection from wind and light, as well as form a unique and shifting aesthetic construction, by their various ways of usage.

Demolition of existing buildings and construction of a new multi-story LEED Class-A Silver Level certified pre-cast concrete office building with a two-story parking garage spanning 96,000 sq.ft, located in downtown Willow Glen. A building containing two retailers (Willow Street Pizza and Willow Glen Yogurt) required an extensive phasing schedule as construction literally took place up, over and around the remaining building. The corner plaza is the main entrance and focal point; with a 20’ fountain, raised planters, seating, 3,300 sq.ft. of Porphyry paving stones and colored concrete. Columns for the raised planter walls feature elaborate, high-end pole lighting. Work at common areas and office tenant improvements on the 2nd and 3rd floors included installation of an elevator and Terrazzo floor finishes in the lobby.

This is the first nationwide roll-out of “CityTarget” complete with fresh food, clothing and apartment essentials for Urban-style living. The multi-level building has a reduced 60,903 sq.ft. sales floor, as well as a day care facility on the top floor for 192 children. Scope included modifications to a 93,818 sq.ft. shell previously occupied by Home Expo; including all-new storefront at the entrances, accessibility improvements, two freight elevators, Starbucks, pharmacy and grocery. This location serves UCLA, Westwood and the Los Angeles metro area.

Renovation of a former 14,790 sq.ft. GOTTCHALKS mall anchor for a new Target store spanning 144,790 sq.ft. Scope included extensive demolition; including all of the original vertical transportation, as well as a 12,500 sq.ft. structural steel and concrete deck for a (E) mezzanine. A significant amount of structural steel retro-fit was required for infilling the old vertical transportation holes, framing in the new and seismic upgrades. The building extends out 8-ft toward the street where the existing loading dock resided, while a complete new loading area with a three-door dock was installed. All-new HVAC, plumbing, electrical and Target prototypical finishes have been incorporated throughout. The adjacent stand-alone parking garage also received a facelift. Due diligence inspections were provided prior to the purchase of the property by the client.

This is the largest of the two Costco optical distribution centers nationwide; equipped to manufacture 7-8,000 pairs of glasses daily. Phase 1 included re-roofing the warehouse and handling hazardous materials. Phase 2 required the installation of new electrical panels, a transformer, lighting controls and storage racking. Phase 3 included a complete automated fire system with trench drains, HVAC retrofit, structural support for a complex 3-mile conveyor system and a state-of-the-art 80-90% waste collection process.

Bomel Construction Co., the general contractor, completed a 4.5-level, 360-stall parking structure and adjacent construction work on the western edge of Chapman University in Orange County, California. The project included the challenging task of shoring a 100-year-old wall on the site. In addition to the $6.3-million parking structure, Bomel’s scope of work included construction of a sand volleyball court, a half basketball court and a pocket park with benches, amounting to a total construction cost of about $9 million.

Shoppers at the Desert Hills Premium Outlets near Palm Springs, Calif., now have a shady and secure spot to leave their cars while they hunt for brand-name baragains in the Southern California low desert city of Cabazon. The 1,800-stall, four-level parking garage was delivered via a design-build contract by Bomel Construction and International Parking Design for Simon Property Group, the 20-year-old mall's owner. The $16-million parking structure was designed to fit seamlessly into Desert Hills’ upscale motif. “I don’t think I’ve built a parking structure with as many colors as this one has. It’s a very nice looking structure,” said Kasey Shay, senior project manager for Bomel Construction, a 43-year-old concrete contractor that has completed hundreds of parking structures in the West, including those at major malls in California for such developers as Simon, Caruso Affiliated Holdings and the Irvine Company. Shay said about a dozen desert-inspired colors is just one attractive aspect of a 700-foot-long parking structure that also sports stained concrete with banding and saw cuts in the lobby. Other high-end features include pendant light fixtures, stone columns at each entrance, a pre-cast colored concrete base and foam cornices. The Desert Hills’ garage has an escalator that quickly transports shoppers between levels. The most dramatic aspect of construction, according to Shay, was the erection of two vehicle bridges, both 70-feet long, which required a great deal of teamwork and formwork. “One bridge is 30 feet above ground; the other is 40 feet in the air and goes into a hillside. It was quite a sight during construction,” Shay said. One bridge comes off a public street called Millard Pass while the other stems from an adjacent surface parking lot. The bridges vary in width: one is 35-feet wide and the other is 28-feet wide. Despite the challenging work on the bridges and the active site, Bomel completed the entire project free of injuries.

HNTB’s design provides a “ribbon of arches” that will include viewing areas, improved pedestrian walkways, and bike paths for Angelenos. For HNTB, this project represents a rare opportunity to build a modern landmark for Los Angeles that accommodates current and future traffic needs along with a dramatic design that will serve as one of the city’s major icons. Joining Mayor Garcetti were Councilmember Jose Huizar, Congressman Xavier Becerra, State Senate Pro Tem Kevin de Leon and Assemblymember Miguel Santiago, as well as nearly a dozen HNTB professionals. The viaduct is scheduled to be completed by the end of 2018 and is estimated to cost $422 million.
